Kidnappers Lane, Leckhampton
Cheltenham’s first new affordable and net zero carbon homes have been built at Pear Trees in Leckhampton.
Nine new properties were developed in partnership with Newland Homes as part of a Section 106 agreement. The homes are a mix of 1, 2 and 3 bed properties available for affordable rent and shared ownership. These energy efficient homes are fully insulated and fitted with air source heat pumps, solar PV panels and electric vehicle charging points.
The first four affordable homes were completed in December 2023 and the remaining five in February 2024.
Shurdington Road
Five new affordable homes were completed in October 2023 at Hillfort Place, Leckhampton.
Cheltenham Borough Council and Cheltenham Borough Homes worked in partnership with local developers Kendrick Homes to provide high quality new homes for affordable rent and shared ownership as part of a Section 106 agreement.
The affordable homes on the development include 2 x two bed houses for rent, 2 x three bed houses for rent and 1 x two bed house for shared ownership. The properties are all fitted with electric vehicle charging points and solar photo-voltaic panels which means a more sustainable and affordable home for residents.
The homes are part of a wider scheme, which will provide a further seven homes for sale through Kendrick Homes. In securing the five affordable homes on this site, CBH can ensure these go to local people most in need of affordable housing.
Brockhampton Lane
In November 2021 the three, two-bed four person houses, and two, three one bed houses for affordable rent; and two, two-bedroom homes are for shared ownership were completed in partnership with local 5* developer, Cotswold Homes.
Five families moved into the new rented homes before Christmas 2021 and there was a significant demand for the two shared ownership homes which are also occupied.
These seven new homes, also known as ‘part buy, part rent’ are a direct outcome of our shared priority with Cheltenham Borough Council to increase the supply of housing and investing to build resilient communities.
Monkscroft Villas
Completed in May 2021, the 27 new homes provided a mixture of social rent and shared ownership, consisting of 22 x one and two bed flats for social rent and a mix of three one bed flats and two, two bedroom houses for shared ownership.
When looking for an innovative name to mark the exciting new development based at Princess Elizabeth Way, Cheltenham Borough Council and Cheltenham Borough Homes didn’t have to look far to find a local connection that embraced the town’s codebreaking heritage.
It’s no enigma and as a nod to the town’s flourishing cyber technology ecosystem, the twenty-seven new one- and two-bedroom homes at the former Monkscroft Villas site are now known as Radford Court after June Radford, a young codebreaker from Cheltenham.
Ingleborough Mews
The site of Holy Name Hall, a former church hall, built in the early 1960’s on Pennine Road, Cheltenham received a major transformation to help meet the affordable housing need in the town.
Cheltenham Borough Homes managed the acquisition of the site, from the Diocese in February 2019 on behalf of Cheltenham Borough Council.
Architects were able to design eight, two-bedroom affordable houses for rent on the site which were completed December 2020.
The name Ingleborough Mews came from the fact they are situated on Pennine Road, as Ingleborough is a place located in the Pennine Hills.
Cordwainers Road
In February 2021, three more homes were secured by Cheltenham Borough Homes on behalf of the council as part of the new development at Cordwainers Road, Prestbury Road, Cheltenham.
The two, one person apartments and a two-bedroom home for shared ownership were secured under a Section 106 agreement.
The three properties form part of a wider scheme which will provide a further 27 homes for outright sale via Newland Homes.
Hitchlands Drive
Completed January 2018, four 3 bedroom houses built to lifetime homes criteria. Featuring a rear garden and 2 parking spaces for each property, the homes have the flexibility to be adapted for disabled access with level thresholds, future proofing with space, structure and wiring for a lift installation and a ground floor WC with the potential to become a wet room in the future.

Completed January 2018, two 3 bedroom houses built to lifetime homes criteria. Featuring a rear garden and 2 parking spaces for each property, the homes have the flexibility to be adapted for disabled access with level thresholds, future proofing with space, structure and wiring for a lift installation and a ground floor WC with the potential to become a wet room in the future.
Swindon Road
In February 2017, works to provide 10 new council owned homes on the former commercial site at Swindon Road were completed.
The scheme has delivered five 1 bed flats, three 2 bed flats and two 2 bed houses. The properties were offered first to armed forces veterans and their families.
Based near the town centre with easy access to support networks, these new properties are built to be adaptable, lifetime homes and have been designed to encourage a feeling of community.
St Paul’s Regeneration
St Paul’s Phase 1
The Council completed a Neighbourhood Renewal Assessment in 2006 focusing on the St Paul’s Estate which at the time was within the top 5 most deprived estates in the country.
Since then we have worked closely with the community to carry out a regeneration of the estate.
This included the demolition of houses on Manser and Hudson Street.
St Paul’s Phase 2
The second phase of our large scale regeneration of St Paul’s was completed in May 2015.
Located on what was Crabtree Place, 56 new properties have been built and transformational improvements have been carried out to a number of existing homes.
